Brokers typically charge fees of 1-2 months of rent, which for a $3,000 studio, can cost $3,000-$6,000, simply to apply. In addition, the renter will have to pay the first month’s rent and a security deposit. Broker fees are a burden on New York City renters and make living here less affordable.

In addition to the financial cost of broker fees, renters are also burdened by the time cost of fake listings.
Apartment search websites like Streeteasy and Craigslist are filled with fake listings from brokers, who frequently post “bait-and-switch” listings to generate leads. The scam works like this – a broker will post photos and a description of an attractive apartment online at a below market price and call it “no fee.” As renters flood the listing with requests for a viewing, the broker will say the non-existent apartment is “just rented” and push renters to see other apartments he has on offer.
